About the service
An Electrical Installation Condition Report (EICR) is a detailed inspection and assessment of the fixed electrical installation within a property. It identifies deterioration, defects, and non-compliances with the current BS 7671 Wiring Regulations, helping to ensure the installation remains safe for continued use.
An EICR assesses key elements such as the consumer unit, circuits, earthing and bonding arrangements, sockets, switches, and fixed wiring. Any issues identified are classified according to their severity, allowing property owners and landlords to understand what action is required.
We provide professional EICR services across London and surrounding areas, delivering clear, compliant reports for homeowners, landlords, and commercial clients.

Frequently Asked Questions (FAQ)
Is an EICR mandatory?
Yes, for rental properties in England. It is required every 5 years or change of occupancy/tenant/owner. For owner-occupied homes, it is strongly recommended but not legally mandatory.
Will my power be switched off?
Yes, briefly during testing. Any disruption is kept to a minimum and explained in advance.
Does an EICR mean my installation will pass or fail?
An Electrical Installation Condition Report (EICR) is not a pass or fail certificate. It is a detailed condition report that assesses the safety of an existing electrical installation against current standards.
Any issues identified during the inspection are classified using standard observation codes:
C1 – Danger present (immediate remedial action required)
C2 – Potentially dangerous (urgent remedial action required)
C3 – Improvement recommended (not unsafe but does not meet current standards)
FI – Further investigation required
The overall outcome of an EICR is recorded as either Satisfactory or Unsatisfactory:
An installation is Unsatisfactory if any C1, C2, or FI observations are identified.
An installation is Satisfactory if only C3 observations (or no observations) are recorded.
Clear guidance is provided within the report outlining any remedial works required to improve safety and compliance.
Do I receive certification?
Yes. You will receive a full Electrical Installation Condition Report (EICR) upon completion.
