Extractor Fan Installation in London

Our extractor fan installation service covers bathrooms, en-suites, toilets, kitchens and utility rooms across London. Because every fan is sized to the Part F extract rates, it clears steam quickly and stops condensation turning into damp and mould.

We work for homeowners, private landlords, letting agents and managing agents. In addition, we core drill clean 100mm holes for bathroom and toilet fans and 150mm holes for kitchen and utility room fans, so each fan can reach the airflow it was designed for.

  • 100mm and 150mm core drilling
  • Fans sized to Approved Document F

The service

What our extractor fan installation includes

Whether you need a brand new fan or a replacement, we handle the whole job, from the hole in the wall to the final test.

Bathroom extractor fans

First, we fit quiet fans in bathrooms, en-suites, shower rooms and toilets, wired to the light or to their own switch.

Kitchen extractor fans

We also fit wall, window and ceiling fans in kitchens and utility rooms, as well as ducted cooker hoods.

Core drilling

We core drill 100mm holes for bathrooms and toilets and 150mm holes for kitchens and utility rooms, therefore each fan suits its duct.

Humidistat and timer controls

In addition, we fit humidity sensors, timers and overrun, so the fan keeps working after you leave the room.

Ducting to outside

Every fan vents to outside, for example straight through the wall, through the ceiling and loft, or out via a roof tile.

Extractor fan replacement

However, if your old fan is noisy, slow or broken, we replace it and also check the existing duct is up to the job.

The standard

Extractor fan installation and Approved Document F

Ventilation in homes is covered by Approved Document F, Volume 1: Dwellings. It sets a minimum extract rate for each wet room, so we choose and fit every fan to reach it once installed, because long duct runs and grilles can cut a fan's real airflow.

A new 2026 edition comes into force in England on 24 March 2027. The extract rates stay largely the same; however, the rules on installation and handover become stricter.

Your options

Which extractor fan is right for you?

Part of every extractor fan installation is choosing the right type of fan for the room.

Intermittent fans

These run when you switch the light on, and then keep going on a timed overrun. As a result, they suit most bathrooms and toilets.

Continuous fans (dMEV)

These run quietly all the time and boost when humidity rises. Therefore, they suit damp-prone flats and rooms without windows.

Inline fans

These sit in the loft or ceiling void, so you only see a small grille. They are also very quiet and powerful.

When you need an extractor fan

You should think about a new fan if you notice any of these:

  • Black mould on ceilings, walls or sealant
  • Condensation on windows and mirrors that will not clear
  • A bathroom or toilet with no opening window
  • A kitchen or bathroom refit, because it is the best time to add a fan
  • A noisy, slow or broken extractor fan
  • A damp complaint from a tenant, for example about mould in the bathroom

Not sure whether you need one? Then read our guide to damp and mould, which explains the warning signs and how extractor fans improve the air in your home.

Private landlords must already keep rented homes fit to live in under the Homes (Fitness for Human Habitation) Act 2018. In addition, Awaab's Law is set to extend to private rentals under the Renters' Rights Act 2025, although no start date has been confirmed yet.

FAQ

Extractor fan installation FAQs

How much does extractor fan installation cost?

It depends on the room, the type of fan and how far the duct has to run. Therefore, we give you a free fixed quote once we have seen photos of the room.

What size hole do you drill for an extractor fan?

For bathrooms, en-suites and toilets we drill 100mm, because that suits the 15 l/s and 6 l/s rates those rooms need. For kitchens and utility rooms, however, we drill 150mm, since a bigger duct helps reach the 30 to 60 l/s rates.

Does a bathroom need an extractor fan?

New and refitted bathrooms usually need one. For example, Approved Document F sets 15 l/s of extract for bathrooms, and a fan is the simplest way to provide it, especially where there is no opening window.

Does Awaab's Law apply to my rental property?

Not yet for private rentals. The Renters' Rights Act 2025 allows Awaab's Law to extend to private landlords; however, no start date has been confirmed. In the meantime, rented homes must already be fit to live in, and a working extractor fan is one of the simplest ways to prevent damp and mould.

Can you replace my old extractor fan?

Yes, and if the existing hole and duct are the right size, we can reuse them. Otherwise, we core drill a new hole to suit the fan.

How long does extractor fan installation take?

It depends on the wall, the duct route and whether a new supply is needed. As a result, we confirm timings on your quote.
