Is an EICR mandatory?
Yes, for rental properties in England. It is required every 5 years or change of occupancy/tenant/owner. For owner-occupied homes, it is strongly recommended but not legally mandatory.
Will my power be switched off?
Yes, briefly during testing. Any disruption is kept to a minimum and explained in advance.
Does an EICR mean my installation will pass or fail?
An Electrical Installation Condition Report (EICR) is not a pass or fail certificate. It is a detailed condition report that assesses the safety of an existing electrical installation against current standards.
Any issues identified during the inspection are classified using standard observation codes:
C1 – Danger present (immediate remedial action required)
C2 – Potentially dangerous (urgent remedial action required)
C3 – Improvement recommended (not unsafe but does not meet current standards)
FI – Further investigation required
The overall outcome of an EICR is recorded as either Satisfactory or Unsatisfactory:
An installation is Unsatisfactory if any C1, C2, or FI observations are identified.
An installation is Satisfactory if only C3 observations (or no observations) are recorded.
Clear guidance is provided within the report outlining any remedial works required to improve safety and compliance.
