What an EICR covers
We check and test the fixed wiring in your building. As a result, hidden faults come to light early. For example, damaged cables, missing earthing or circuits with too much load.
Consumer unit
First, we check the fuse board, the breakers and the labels on each circuit.
Circuits and fixed wiring
We also test the cables in your walls for damage, wear and too much load.
Earthing and bonding
In addition, we check the earthing and bonding are in place and the right size.
Sockets, switches and lighting
Next, we look at sockets and switches for damage, burn marks and loose wires.
RCD and device testing
We then test the RCDs, because they must trip fast to keep you safe.
DIY and previous work
Finally, we look for past work with no paperwork. In older homes, it causes many faults.
How much does an EICR cost in London?
Prices depend on the size of the home and the number of circuits. For example, a studio has far fewer circuits than a four-bed house.

C1, C2 and C3 codes explained
An EICR is not a pass or fail test. Instead, each issue gets a code. However, a report is only satisfactory if there are no C1, C2 or FI issues.
C1 – Danger present
Someone is at risk right now. So, we make it safe at once and tell you straight away.
C2 – Potentially dangerous
There is no danger right now. However, the fault could cause harm, so it needs urgent repair.
C3 – Improvement recommended
The wiring does not meet today’s rules. However, it is not unsafe, so the report still passes.
FI – Further investigation
We could not check part of the system. Therefore, it needs a closer look before the report can pass.
What happens during an EICR
We must switch the power off for some tests. Because of that, we plan the visit around you.
Arrival and walk round
First, we look round the property, check the fuse board and note any known faults.
Visual inspection
Next, we check sockets, switches, cables and the fuse board for damage.
Testing
We then test each circuit in turn. Power is off only while we test that circuit.
Report and explanation
Finally, we send the report. Then we talk you through each code, so nothing is a surprise.
How long does an EICR take?
It depends on the number of circuits and the state of the wiring. As a guide:
- A studio or one-bed flat usually takes 1 to 2 hours
- A typical two or three-bed home takes 2 to 4 hours
- A large house or commercial unit can take most of a day
Older wiring often takes longer, because faults take time to trace.
Remedial work and certificates
If the report is unsatisfactory, we explain what must be fixed. Then we send a clear quote. Once the work is done, you get:
- A Minor Works or Electrical Installation Certificate for the repairs
- An updated EICR, or written confirmation that the faults are resolved
- Notification to Building Control where the work requires it

EICR rules for London landlords
In short, under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, private landlords must have the installation inspected and tested at least every five years.

Is an EICR a legal requirement?
For rented homes in England, yes. Landlords must have one at least every five years. For homes you live in, it is not a legal duty. However, we still advise one every ten years.
Is an EICR a pass or fail certificate?
Not quite. It is a condition report. However, it is marked unsatisfactory if we find any C1, C2 or FI issues.
Will my power be switched off?
Yes, but only for short spells. We take one circuit off at a time. Also, we warn you first, so you can plan around it.
What happens if my report is unsatisfactory?
First, we explain each issue. Then we quote for the repairs. Once the work is done, you get paperwork that shows the wiring is safe.
How long is an EICR valid for?
Usually five years for a rented home and ten years for your own home. However, the report may ask for a shorter gap.
